Funding, recording, and lender decisions remain outside the notary signing agent's control.

Loan signing and notary services are limited to appointment coordination, signer identity handling, witnessing signatures, completing notarial acts, and following written document handling instructions. Questions about legal effect, loan terms, title issues, tax matters, or financial consequences must be directed to the attorney, title company, closing company, lender, or other responsible professional.
